Are you a seasoned Project Manager with a strong background in project management and budget management? Client is seeking an expert with exceptional problem-solving skills to oversee and streamline their construction and remodeling projects. Responsibilities
Project Management: Oversee the entire project lifecycle, from creating a comprehensive scope of work for all projects to performing final walkthroughs.
Budget Management: Manage project timelines, budgets, and quality control. Ensure all purchases made on the company credit card are tracked and receipts are uploaded.
Contractor Coordination: Meet with contractors to obtain quotes, review them with the project planning team, and select the best fit for each project. Ensure contractors have proper insurance and have added our company as an additional insured.
Property Security: Change locks, install lockboxes, and secure all properties upon purchase. Remove lockboxes, yard signs, etc., once properties are sold.
Project Execution: Coordinate landscaping, final cleaning, and listing photographers upon project completion. Check in on properties during the listing and contract period to address any issues related to plumbing, electrical, or squatting.
Subcontractor and Vendor Management: Schedule and manage subcontractors and vendors as needed.
Documentation: Perform a final "blue tape" walkthrough to ensure projects are 100% complete before issuing final payments to contractors.
Communication: Regularly check in on projects and be available to answer any questions from contractors.
Qualifications
Construction Experience: A solid understanding of all phases of residential construction and remodeling is essential.
Project Management Skills: Prior experience in project management or running crews at the foreman level or higher. Ability to see the potential in properties and manage complex projects efficiently.
Problem-Solving: Strong problem-solving skills with the ability to anticipate and address potential issues proactively.
Organizational Skills: Proficiency in using Google Drive, spreadsheets, or other construction management software to keep projects organized.
Communication and Interpersonal Skills: Excellent communication and organizational skills. Must be personable but not a pushover, with a strong work ethic and a desire to learn and improve.
Attention to Detail: Take pride in your work and ensure that every project detail is handled with care and precision.
Compensation
$50,000 - $60,000 / year + bonus
